Hi everyone! I currently have a tenant in Washington that was 13 days late on her rent payment. We have her paying through RentRedi. We got a notice from RentRedi's underwriting team that they are holding the funds due to potential fraud. Here's the message from RentRedi: 

"During a routine review, our payment processor came across a transaction that they must do additional verification on.
There was a transaction (#20) under cardholder name XXXXXXX  (amount: XXXXXXX).
As this cardholder name doesn't match the tenant name (XXXXXXXXXXXX), further information is required about the cardholder:
- Lease agreement
- Cardholder name:
- Billing address:
- Cardholder phone number:
- How the cardholder is associated with the tenant:

Once this information is provided, I will relay this to the payment processor for review." 

When asking the tenant about this, she said its her family-friend. She claims she is unable to get a bank account due to "legal reasons" and needs to use her friend's bank account and said her friend doesn't even have a phone number. How do we approach this? Do we have enough to let her go? They won't release the rent payment to us until its resolved.

@Ronak Patel I believe to work directly with Champion Homes you’d have to become a dealer. Also, state law says that municipalities can’t make any limits less that 1000 sqft, they don’t have to allow 1200 sqft.

@Ronak Patel ADU4You is a dealer for Champion Home Builders, they can get you any of their units that you desire. They will be able to design the roof pitches, exterior, and colors to make it fit your neighborhood if you’re interested.

@Ronak Patel ADU4You has a good amount of ADUs over 850 sqft in the LA area if you are interested. Not all of the floor plans are listed on the website, but you can submit a request and they will send them over to you.

Hi All, 

I am looking to purchase a home in CA that has a large basement with ceilings of roughly 6’8.” What is the easiest and most cost effective way to increase the ceiling height in order to convert the basement into permitted living space?

@Namit Raisurana There is one in West Sacramento, Clayton Homes, but there are limiting visitors due to Covid. They may have a video of the manufacturing process on their website. The only way you can order directly with them is if you become a licensed dealer

@Namit Raisurana I have done tours through the manufactured home factories where all of the manufacture home dealers get their ADUs from and they are top notch. To be honest most of them are nicer than most main homes. The quality of these units are held to a higher standard than stick-built and done for cheaper. Similar to building a car in an assembly line vs from the ground up. And whether you choose stick-built or manufactured, the foundational/utility work and pricing is the same.

380k is average for new construction. If you are interested in going the prefab/manufactured route let me know and I would love to give you a bid for your project! It will definitely be less than 380k.
