I bought a house in 2010 and began renting it in 2015.  I never planned to rent it so I have never really tracked anything financially on the house other than it basically breaks even.  A few months ago I discovered BP which got me interested in real estate investing.  Now I am a couple of weeks away from closing on my second property which I am purchasing as a rental property.  I would like to do it right this time.  Any advice on what I should be tracking financially for the start would be greatly appreciated. 

Hello everyone. I just wanted to take a minute to introduce myself. My wife Abby and I are starting to become active in real estate investing. We own one house in Morehead City NC. It was our primary residents for 5 years and we have been renting it for a couple of years now. Not the best investment. We are about to close on a house we found on Roofstock in Winston-Salem NC. From there we would like to move to small multi families. We move every few years with the Marine Corps so I would like to concentrate my efforts in our home town of Roanoke, VA. I am looking forward to learning all that I can and helping where I can. Thanks to everyone for all the information I have already gathered from the Community.
