Looks about right, similar to what BP uses in their calculator.

@Christopher Neal you are in the right place to find information, I too find it hard to find partners outside of BP. I hope to network and build partnerships here on BiggerPockets and gain some BiggerPockets lol

@Christopher Neal from what I've researched and gathered, wholesaling isn't as easy as a lot of people claim. Its just a pathway that works for them. I read the forums, blogs, listen to podcast, and watch YouTube videos to gain knowledge. I want to have wholesaling on the list of things I do to generate income.

Hi @Christopher Neal, I don't know much about wholesaling but what I do know I wouldn't mind sharing with you. There is a bunch of content on BiggerPockets, as well as YouTube that can lead you in the right direction. 

@Zane Moore a buddy of mine recently purchased a home in Benton, its his primary residence, but I have seen the trends you've mentioned about Benton and Bryant. I live in Cabot which has been thriving lately and I intend on investing in Cabot as well.
