Sorry I'm a little late to the party here, i just joined! I've lived in Erie the past 20 years and have been investing since 2013. This is a great town for buy and hold properties for sure. Pretty hard to find a good fix and flip deal, but I have still seen it done if you are smart about it. I wish we had more appreciation but I guess that also saves us from the big drops as well.
