Does putting furniture in your flips seem to make the home sell faster or for more money in most cases? And when not furnishing the home do you always atleast include appliances? Stove, refrigerator, microwave

 Its for a flip. What type of floor would you go with? Is there a certain brand/type of cabinets or counters you use.  Its a decent, but not great area. Mid-Low home prices.   Sorry to quote you Matt, i couldnt find how to @ you

Hi Wayne, would you elaborate for me? What is your usual preference for a kitchen floor? And if I did decide to keep the current tile floors, what color/type of cabinets and countertops would match?

Im new to this, and looking for advice. I would like to "update" this kitchen. What could a general update consist of? Should I replace the cabinets with better looking up to date ones, add granite countertops? Would it be best to replace the floors or simply try to add a shine to these. I would add a new stove.  What would it take for this kitchen to be considered newly updated?

I have been in contract to buy a foreclosed home for about two months now, and my title company keeps telling me that theres a title issue that they are trying to fix. Can i switch title companies, and would it likely make a difference? Im paying cash and just trying to close on the house. Also, my title company is located in the city i that a live in- not the same city as the home(about 4 hours away). Could that be part of the problem?

the house im looking at has an asking price around $5,000. Ive already contacted a couple of realtors who flaked on me, im assumeing its because their commission would be so low on such a low-priced house.

What should I do?  Offer an extra cash incentive, deal directly with the listing agent?

rent ready would best, or light rehab

Im looking to invest in more fourplexes, prefrrably under 50k, any cities where this is going on?

I own a home free and clear that should appraise for around 30k, however no lenders i have tried will refinance a property at such a low price.  Any advice?

if someone is selling house 'for sale by owner' does the buyer just sign a contract or use an agent like a regular sale?
