Post: Exploring Efficient Ways to Track Rehab Expenses: Seeking Insights

Currently, we have seven renovations going on with three partners. The partners take care of the rehab part. Whenever they purchase or make payments to labor, they input it into a Google Sheet. Our EA then matches those numbers with the payment platforms. Recently, we've been struggling to match those numbers. There are some figures on the Google Sheet but not on the payment platform and vice versa. Now, we're considering other ways to track our rehab expenses. We would love to know how you guys manage this. Thank you.

Hi! It's Brandon.

I am always looking for fix and flip opportunities. We have bought 19 properties in 2024 so far. I always try to connect with local wholesalers to get on their distribution lists. I've got cash ready to buy a few more this month. My buy box consists of a 2 bed/1 bath minimum property within 45 minutes of Raleigh, NC. I buy single-family homes, townhomes, duplexes, and mobile homes. If you come across off-market deals and we're still not connected, please shoot me a message. Or, if you know someone who does, please let me know. I can put you on our referral system where the referrer gets paid whenever we close a deal with the referee.

Thank you!

Closed and funded! Elmwood Ave, Durham! This is the 12th acquisition of the year.

Quote from @Jonathan Greene:

The most tried and true answer to this question is always this:

The best CRM to use is the one you will use. It's apples, oranges, and bananas. They are all the same and a little different. None are going to do the work for you. Just use what you are using. CRMs are just a tracking mechanism for how hard we want to work. Some are definitely better than others, but most do the things we all need.

I think I agree with you!

I've been using Podio, but I'm open to suggestions. What CRM do you recommend as the best option? Appreciate any advice!

Picture this: After weeks of negotiations and planning, all parties involved finally reach an agreement on the terms and conditions of the sale. With excitement in the air, they gather around the table to sign the final documents that will officially seal the deal. As pens meet paper, the transfer of ownership begins, marking the start of a new chapter for both us and seller. Yes, today is the closing day!

What would you do if you weren't afraid of offending someone?

I'd definitely make offers on every deal I'm interested in.
