@Alex S. Are you performing these inspections yourself? Are you doing things like checking the attic/crawl space and HVAC or more so looking at general conditions?

@Kim Meredith Hampton thank you Kim. That is definitely something I want to look into. How did you search out these inspectors? Are they general contractors or are there professionals out there that actually just specialize in property inspections?

I have a property that I self-manage. It has been rented since 2016 to the same tenant.

Other than a couple times the tenant has called about heating issues, I don’t really have a system in place to keep tabs on both how the tenant is keeping up with maintenance and also making sure unseen issues aren’t going unnoticed until they become major issues (like roof leaks).

How often do you perform inspections? Do you do it yourself or are there professionals that specialize in such a thing? Maybe the better question is how do property managers run inspections?

I have a tenant living in a single family property built prior to 1978 in Virginia. They are on their third lease term. Unfortunately, I used an old lease template I received from my in-laws which does not have a lead disclosure. I am JUST now finding out that its federal law to do so. What’s the best course for me to take to try to protect myself?
