Their  loss! They can rent to a "maybe" while I'm over here ready and willing to pay any lease at least 6 months forward  just to secure my goals I've set 😁

I understand It's pretty simple...income, references, verification, credit, rental history etc. Which is all fine and dandy, but i was so eager, I had EVERYTHING ready to go upon signing my application and turning it in.

like I said, from the first week of applying they seemed unorganised, as I had to return to sign forms " theyde forgot about" I kept in contact for updates (which is wierd) because I'd expect them to contact me upon denail/approval. The lady told me " it may take a couple weeks to verify due to owner being elseware) so I tried to just wait, but when it came close to 20-30 days I started calling and their phone line says it's out of service so I go by the office and it gives a number on the door and directions to the same "show unit" stating it was the temporary office. I went by, told her the process is taking too long and that I'm not interested in "holding" the apartment anymore, she waved my paperwork and said she's working on it still waiting for the state to verify!I

I'velived in the same home since 2013 but I'm able to verify past tenancy with good reviews. Ive just came into a lump sum and is just trying to rent someware cute and quiet while I build my credit enough to fit a buyers loan qualification, which may I say has been going as planned. I just said screw the $100 and started two new applications with new properties

Hmm...I am getting the impression there is more to this story somewhere.

In all cases, the prospective tenant ought to provide the rental agent with all documentation requested. This information ought to be complete and accurate, as any failure to provide complete and accurate information will certainly cause a delay and potentially be cause for denial.

Then, if you believe the application process has been unreasonable in some manner, request the non-refundable portion returned too. The thing to keep in mind with this is that there is (usually) a legal limit to the amount of non-refundable application fees that can be charged to an applicant. You ought to definitely get back any amount in excess of the legal limit, while the rest you will have to bargain for.

I've told the management last week I was not interested in holding the place anymore due to the timeframe, she just grabbed my paperwork and said I have all your stuff here, just waiting on the state to verify! I'm an IHSS care provider (in home supportive services) does the verification have to be through the state? I have all my paystubs, checking account..shouldn't she have given my all my documents/ money order back once I stated a non interest due to their processing?

Something is fishy!!

The owner of this property is not local and only responds to management via email! 

ive already come to the conclusion to move forward with another application.

after describing my situation, the current manager is being very prompt and clear on how his approval/denial process works. 🤞🏽 They can have the $100! it's all a prediction of what's to come living there I'm sure! 👎🏽

She just keeps saying everything looks good and I fit the criteria for tenancy, if I was denied why not just say so? Even after I've showed frustration with the process it's like they're stringing me along by making "verification" excuses as to why no final decision yet! 

Jus seems like they've taken $100 holding fees from potential tenants and stringing us along until we say "forget it"

I fit all of their rental property criteria.

theyre under remodeling so idk if that's the holdup.

seems like they advertised for "available now" when in fact they were not ready to rent until Dec.

ive stopped by about 5 times and the management keeps telling me she has to verify things through the state being im a care provider, but I've never heard of a verification process taking so long! 

i only moved forward with the application because the unit was supposed to be available back in Oct.

a side note..... 

they showed me a "show unit" fully furnished and in a quiet location of the grounds.

now they're using it as a temporary office due to all the construction.

ive never even saw the actual unit I was to rent!

Never signed anything except my original application which only mentions the $50 app fee being non refundable.

At the time of applying, I had all my paperwork and verifications etc. I had whatever deposit required at the time of application. The management seems unorganized as I had to return 3 following days to sign "forgotten" documents. I'm a care provider that meets the rental criteria, but the verification process is taking too long and I've started looking at other places.

my question is, can I get my holding deposit back if it's taking THEM too long to process my application? 32 days seems excessive! 

(I never saw or signed anything stating my holding fee was non refundable only the $50 app fee)
