I noticed you said you wanted to wait til a year in to refinance before you switch to conventional. You can refinance after 6 months. Depending on how much you put down and what the property is worth now, we'd just have to see where your equity is at to make the refi work. Also, that depends on whether you're looking to use the fha on the next property which is what I would assume you'd want to take advantage of. Reach out if you want more clarity.

Congrats on starting your real estate journey! FHA is a great option to explore a multi and I love your idea of also house-hacking. In this case you'd be stuck waiting for that 2 year mark for a primary residence since the income is variable. Or find someone that can co-sign for you.

I would recommend interviewing lenders and pick one that you feel has your best interest in sight. I would also recommend picking someone that has experience with lending in the general area that you're looking in.

I would try to find some local credit unions. There are some in my area that will lend up to 100% of the value of the property if its a primary.

Hey @Kayla Mcpherson,

I hear your pain with the big downpayments. I was going to recommend DSCR but that 20-25% down. If you just want a lower downpayment, would you consider purchasing with the intention to move into the property? You can always just try fha into a multi unit and turn your primary into a rental as well. That would be an easy way to self fund the next deal. You can always just partner as well until you're able to purchase more.
