Hey @Josh Chamois,

Most will say credit unions or local banks and while they may not be wrong, there is always your specific situation which needs to be looked at. Sometimes you may not fit the tight requirements of credit unions or banks. A good loan officer will be helpful at that point!

Hey @Brooke Morton,

What makes you want to keep your money tied up into a house? Let the lender finance the house and put your $ elsewhere to earn higher returns. 

As far as the construction loans work there are one time close options which you can buy the land, finance the construction portion and then when complete they transition that into a typical mortgage. 

I would strongly recommend looking into better options instead of having your money be dead equity in your home.

This is a pretty common question and its just like the golden handcuffs. Seems like you are in a good scenario with a decent rate but don't let that handicap your mind when looking at returns on your equity. I would look at the numebers and odds are you can find a better investment whether its in real estate or somewhere else that will be greater than the savings of the current low rate. Hey Stephanie, 

Don't let the idea of buying out of state scare you. There are plenty of great people here on biggerpockets that may be able to share their experience on the areas you're looking in and give you contacts for property management. There are plenty of investors here that focus on investing out of their home state. I would look at your goals and the areas you are planning on investing and see what makes more sense. Do you expect your PA property to appreciate more than a Florida property over the next 5 years? Also, take a look at your current loan on your property and weigh that against what you're forecasting. Lastly, don't let a current interest rate deter you from making a sound investment into your future. Feel free to reach out. I would be happy to share some of your options as well.
