I'm doing my first commercial real estate transaction and colleague at my brokerage has offered to mentor me through the process. If he isn't doing any of the footwork (calls, site visits, writing contracts) but rather checking in with me periodically to keep me on track/ give tips, and reviewing my contract... What is a fair commission split?

@Bruce Woodruff Having a real estate license allows me to save money when purchasing property. The buyers agent earns commission, and since I am my own agent I will either earn a commission on my own purchases (like getting cash back) or use that as negotiation leverage in my offer. I am less concerned with selling since I don't plan to do that anytime soon, but I suppose even then it will prevent me from paying someone else to sell a house for me : )

I am brand new to real estate. I just passed the exam and applied for my license this week. I am not planning on working as a real estate agent for my career. Rather, I chose to get the license so that I can negotiate my own deals and save money when purchasing investment properties. I would love recommendations on real estate brokerages that are affordable for someone like me who will only utilize my license once a year or so.
A google search produces some places that advertise 100% commission and are geared towards real estate investors, but they still have a monthly fee and I don't know if I would get the same support and networking opportunities compared to a local brokerage. Any advice is appreciated! Are there some places that only charge per transaction? Or is it worth it to pay monthly for a newbie like me?
