I could do 12 months of interest up front but the point would be to get some of my investment back out and be able to continue to invest. I check out the commercial route. thanks

So I am a newer Invester and don’t have a full time job. So refinancing my long term rentals is more of a challenge. I have one triplex that I successfully BRRRRed into long term hard money 30 year fixed loan. Interest is higher but it still cash flows fine and in two year when it is seasoned I can go conventional. I have a single family that I just finished renovating and planned to do the same thing but my hard money lender is no longer offering the program because of the uncertain market. (Ugh, Coronavirus)
does anyone know a lender who will do loans for a gall such as my self?

My credit score is great I just don’t have much of an income. And I’ve only been investing for a year so I don’t have the self employment for 2 year requirement either. 

Help me find a creative solution.

Hay Marc, yes blunt is good we did just reduce the price. so hopefully that will attract new interest.

I just now reached out to a realtor I have worked with in the past. we will see what she says. 

I have also heard good things about the Facebook Marketplace I will check to see if we are on there.

I have a Triplex that I am trying to rent out. I have Tenants in two of the three but need the third filled before I can refi. I have a property manager who is working on filling it but didn't take an applicant because they wanted to move in a month and a half. and assumed I wouldn't be interested and didn't consult me.

Well that Month and a half is almost here and we still don't have it filled. I can't refi until it is filled but it seems like my property manager has lost steam trying to fill it. I know they have lots of properties to fill and ours is a small 1 bed that is harder to fill. but I don't see him putting in as much effort. 

It is just renovated and priced right at the average for the size and area. although we did just drop the price to right below the average.

So I am looking at trying to rent it my self and am looking at how to do that. 

How do you get Realtors to show it? 

it is posted on Zillow and according to my PM 20 platforms. Any suggestions on successful platforms?

I know it is not on craigslist because he said it tends to promote vandalism. Has anyone had a bad experience with Craigslist?

Am I just impatient and just need to give it more time?
