@Neal Daftary there are some great comments here and I would have to agree with @Gregory Schwartz the best rule of thumb is to keep it simple and tailor it to your investment strategy. I personally choose to utilize the traditional LLC for my first few properties and it has treated me well. I see you are in the Austin area so if you need a good attorney let me know I would love to send a few references.

Hey Matthew! that is horrible. What have you've done to tighten up your due diligence process to make sure that does not happen again? I would love to learn from this if you are willing to share. Also, can you sue the previous broker and seller for failure to disclose or at least report it to the local board?

I’m thrilled to join this incredible network of investors and professionals! A little about me: I’m an agent and an out-of-state investor with a passion for the Austin MSA—one of the hottest markets in the country! 🔥

I love everything about Austin’s growth, energy, and potential, and I’m here to connect with like-minded investors who want to take advantage of off-market opportunities in this dynamic area. If you're interested in exclusive access to my list of off-market deals, let’s connect!

Looking forward to meeting fellow investors and sharing insights. Can’t wait to dive into the BiggerPockets community with you all!

Cheers,
Breeya
