Congratulations! The first one is always the one that teaches you the most. My biggest piece of advice would be to stay on top of your contractors. Show up unexpectedly and let them earn your trust don't just give it out right away. Good luck to you!

It sounds like you've made great progress in building your real estate portfolio, especially with the support of your grandfather. Have you considered exploring alternative financing options, such as private lenders or partnerships, to help you expand your business further?

@Brendan Harrison Well said!
Are you doing regular long term rentals there? I know some folks that are successful with STR's in Tulsa. I'm an LP on two apartment syndication deals in the Tulsa area that are doing well.
Have you had any experience working with Section 8 tenants/programs?
Yes sir. All of my units are on the Section 8 program.

Good evening Mike,
Welcome to Bigger Pockets and the world of real estate investing! It's great to hear about your interest in growing your portfolio and transitioning into full-time real estate investing adventures after your military career.
Considering your interest in exploring new markets, have you thought about looking into investing in Oklahoma? It's a state with a growing real estate market, especially in cities like Oklahoma City and Tulsa. There are opportunities for both residential and commercial properties, and the state's economy has been relatively stable, making it an attractive option for investors.
Thank you for your service in the Navy, and I wish you all the best in your real estate investing journey! If you have any questions or need guidance along the way, feel free to ask.

Hey Noah! I'd love to talk to you about investing in Oklahoma. I work with a few OOS investors from California who buy in OKC/Tulsa.
