@Caleb Heimsoth I'm not just going to stop after a mistake lol why just give up when I'm one step closer to making something happen. The seller agreed to cancel and said he'll just post on MLS he's happy I'm happy and I'm moving on. I'm going to study more and get a mentor then when I feel I'm ready I'll try again.

@Marc Winter thank you for one of the first kind and helpful comments. That’s what my plan is. I made the mistake of just jumping into all this and I’m getting a book that’s been recommended multiple times. And continue researching like crazy while framing houses full time. @Marc Winter I should have studied more before diving into all this. My plan now is to just have the contract cancel and study like crazy and try’s again when I’m ready. Thanks for your response.

@Steve Vaughan the seller is very nice and agreed to lowering the price of the property. And he doesn't mind the $10 EMD thanks for the idea of giving them each some money for the troubles I will be doing that.

@Kevin Whisler thank you so much for the response! That's all very helpful! But yes I understand the $10 EMD is a sign of a newbie but he agreed to it and he's a very nice guy. That's does make sense to make sure they're with me locked in. I'm in Michigan but working with the Akron Market, I've built a buyers list in that area. I guess what happens with the contract then? Do I just wait for the 10 days and then the contract is cancelled or do I need to send in a paper? Thank you again for you response.

9 days ago I got a property under contract. The neighborhood is worse than I thought and people aren’t all that interested. I told this to the seller and we agreed on lowering the price. I was just going to cancel the contract then find a buyer for the new price and then fill the contract out. (I should have done this before) but here’s the question/problems I’m having.

1. Title company said they’d work with wholesale deals and today I found out they don’t

2. My contract said I would send them a $10 EMD within 48 hours but I never sent that out (honestly wasn't aware and I didn't get anything from title company asking for it) so I'm on day 9 with no EMD sent to the title company would that mean the contract would be cancelled?

3. Does the contract automatically cancel after the 10 days because I never found a buyer? Or do I still need to send some type of document into the title company?

any type of info will be helpful! Thanks in advance.

@Stanley Bronstein thank you for the response that’s very helpful! Should I talk to him before I work on a deal or when I have someone that’s willing to sign the contract? Also would it cost $1000 every time or would that be a 1 time thing then I have the contract for the future?
