@Wayne Brooks yeah that’s why I’m asking. I understand a title company legalized the contract and I looked up if Michigan was a title company and they are not so I’m not sure who to call I guess

I’ve heard that some states are not title holding states. If Michigan is not then where/what do I do? Thanks in advance.

I have a lead and he would like me to send him a contract, he said my contract was too short and I was wondering if anyone had a contract I could download? Thanks in advance.

@Aaron K. That’s what I was kind of worried about, he said he would send me over some contracts which also seemed kinda weird because typically I would send the contract.

I’m looking at a property that is 11.5k and a couple house down the road sold for 165k and another one for 135k I think it would be a good deal but I’m new to wholesaling and I was talking to the seller and he said his friend is a wholesaler that is selling the house because he has too much on his plate. He said his friend just doesn’t care. Is this legit?

@Darius Kellar thank you so much and that’s crazy you could do it in an hour. The property is $257k and a house across the street sold for $515k I’m thinking it’ll be about 20-25k in rehab, do these numbers make sense to you?
