Post: Property Management Company Cancelling Contract

I recently changed insurance companies for one of my properties. When I sent this information to my PM, I was told they now require $1,000,000 liability insurance on both of my properties. I would have to piggy back another policy on top of my current $300,000 policy which would cost me. I was never notified of this change and now they can't manage for me unless I change my liability insurance. My contract with them says 30 days cancellation notice but since I never signed for this new change in the contract and/or was never notified.  What is theirs and my obligation to the current contract? Any information will be appreciated?

yes there is a pet deposit and now medical records from the vet will be required. The tenant is paying for the exterminator to come out also.

thank you for the input! Well the unit has been vacant for this entire month and it's looking to go well into next month. This is because of issues with the tenant(1), tenant(2), and PM. All of which have taken far to long to which led to the unit not being posted until the 20th of the tenant(2) last month of his lease.

I allowed a tenant(1) to move into a another unit after a former tenant(2) moved out. Fleas were discovered in the unit tenant(1) moved out of a couple of days after the inspection. Tenant(1) was told to take care of the problem and tenant(1) said he bombed the unit soon there after. A week later the unit was inspected and the fleas are still present. I havent been able to show the unit or have the unit painted as planned. It is nearing the end of the month so I will probably go a month without getting the unit rented out because of this problem. I read through the contract and it doesn't say anything specific on this type of situation. I realize I should of had it professioinally taken care of initially and charged tenant(1) the fee which I will do now. What can I do legally for lost rent since the unit is not in a livable condition? Any information would be greatly appreciated. Thanks!

My current tenant's lease ends in a month because they are buying a house. They are not sure when exactly the closing date will be but it could be sometime in the following month after the lease ends. They want to know if they could prorate the rent for the following month. They have been good tenants for the two years they were there so should I say yes or charge them a full month's rent? Any advice would be great. Thanks!

Any recommendations on quality roofing contractors in the New Orleans area? I looking for estimates for a future roof replacement on my 2 unit MFR.

Thanks @Larry Fried! My work schedule, month on/month off, always left me a little skeptical about buying investment properties. After learning about building a solid team of lenders, contractors, managers, etc, it has given me a new drive towards investing in real estate and Florida is where I really want to take off. i just have to start pin pointing different areas in and around Jacksonville where investing in rental properties is beneficial to me.

@Danielle Fattizzi My focus is towards investing in MFR properties. I bought my first in New Orleans at the end of last year. I have learned a lot about the benefits and troubles that come with owning rental property just within the last few months. I have been doing a lot of reading and research into investing in order to run my properties more efficiently. It has opened my eyes to the many different avenues there are to investing in real estate. That being said, MFR properties is where I see my future in the real estate market.

Thanks Texie, Zana and Michael! I plan to drive around the Jacksonville area to get a feel for areas I would like to invest in. I also plan to attend investor meetings when I can.

My name is Brendan and I am a towboat Captain on the Mississippi River. I moved to St Augustine last year. I have two rental properties in New Orleans, a SFR and a Duplex. I want to make connections in the area and eventually get into the Florida rental market. Any tips and information would be great appreciated.
