I live in a condo in Glendale, AZ. We hired them to manage our community. This was the biggest mistake we ever made. Homeowners would call and get no responses at all. We couldn't even get them to send out parking passes or clickers for the gate. It was just one thing after another with these people. I am the treasurer of the HOA and was rarely able to get financials before a meeting. They are a nightmare. They's say that they would do some and 3 months later, still nothing done. We have finally gotten rid of them and now we can't get our monies from them. We are ready to engage lawyers and take them to task! Stay away from this company. I've seen some bad ones but this company is the worst.

You need to get rid of that tenant as fast as you can. Evict them immediately. The key to getting tenants to pay on time is that tell them it has to be paid on the 1st day of every month. Did you do a background check on this tenant? Always calls the last landlord and if possible, see where they are living and how they are living before you accept them as your tenants. I’m sorry that you’re in this mess but right now you need to get rid of them now!

I have about 65K equity in the property after I REFI'd it.

I did REFI and bought another property already.  I'm just not sure if I should spend the cash left over from the REFI to fix up this place or to buy a new property.

I have a rental property that I've had since 2002. It has been a great rental, however, now the property needs to be modernized. It would cost me about $10G to do that.  Should I sell it and use the proceeds to buy another property, or should I pay the 10G and jack up the rent.  The rent currently is under market.
