Experience yes, money not so much, even though I don't have any! Where there is a will there is a way so I don't see money as the wall that stops me. My family and I are selling our primary residence this year, going to buy a duplex and move in to one unit while the tenants in the other pay our mortgage for us if not a little extra with it. We will live for free and payoff ALL of our debt!! This is my stepping stone set in place for my REI to become reality and begin my portfolio.

@Aristone Louxz congrats man! Its great to see a young individual creating a portfolio early on. Some things I would advise on would be to saving for expenses like CapEx and Vacancy. Would you get more rent for the 4 bedroom 2 bath apt you are currently living in than the 3-3? If you are living alone that could be something to consider too. When you move out and rent your apt, you should have some great cash flow coming to you.

I agree with Matt, essentially using a HELOC to pay off debt is like you giving me a dollar in quarters and I give you back a dollar bill. You still have more or less the same amount of debt, give or take the amount of your HELOC used to pay x amount of debt. I have never used a HELOC but I would never use it to pay off debt either. I would only use a HELOC like Doug said to purchase real estate. There is a vast amount of resources and advice here on BP, invest in that first!
