I believe rent control is a very destructive way to go. I think incentivizing developers to build low income housing and repeal some of the crazy regulations imposed on builders and businesses owners. California is a nightmare to deal with. God forbid if a endangered insect is found on your property.

We've been talking about that very thing. I was thinking the way to go would be to locate a property manager first since they would be a key teammate in this venture. Please post what you find.

I've got a Master Lease w Option in Greenville. I'm in California but I need a floor contractor out your way. Do you have anyone that you recommend? I could also use a Realtor as I'm getting ready to sell.

I know this may sound crazy; I am a little concerned how she will leave the place if I evict her.

Therefore, it seems less risky to sell to her.

So the Cashflow is $2445? Sounds like a good deal. You may want to have the conversion inspected. If it's permitted, you are probably fine. If it's not permitted but passes inspection, you may have a bargaining chip for an even better deal. Unless I'm missing something.

I would try to find out where she works while you wait out the balance of the lease. Then sue her in small claims court for the damages and attached her wages. Finding out where she works gives you a place to have her served and also confirms she has income to attach. I am actually going through this on a property in Texas.

She's a single mom that is in a credit repair program. She's not a vet. This one is a master lease option in South Carolina If I consider the 3.5% of paid rent as down payment. Do you think this may change things?

Another idea I thought of this evening. Look through yelp reviews for poor reviews on property management. Specifically those who mention poor upkeep. My thinking is, these could be absentee owners that may be willing to sell at a discount. Am I crazy? I'm open to your thoughts.
