Post: Seeking assistant property manager to help manage portfolio

I am trying to scale my real estate company, but have hit a point where I need help to grow more. I am looking for someone that can help manage day to day affairs. Such things like, manage maintenance requests, show vacant properties, check on properties, and check in on contractors doing rehab/make ready work. Can be mostly from home, except for the occasional check in on a property or showing.

This would be ideal for someone just wanting a few hours a week, mostly remote. Or for someone looking to learn about the real estate investing world. I'd be happy to teach you what I know and you can grow alongside me. I would like to continue to acquire units, and potentially start a property management company and/or handyman business to help diversify and compliment my buy and hold business. I'm also getting into foreclosures and rehabs, and could use some assistance with vetting potential properties for purchase/rehab.

Good evening, I'm interested in seeing if anyone has any prior experience they are willing to share regarding building out a team. I currently have about 20 doors and a full-time job. I'm at the point where its hard for me to scale my business because I'm too busy working in the business. I'm looking to bring on some help, and actually am going to consider bringing on a long-term tenant of mine with construction experience to help with tenant turnover, make ready preparedness, etc.

Mainly just curious about the first "employee" process, and any major pitfalls or successes that other investors have realized once you have started building out your team. Any insight would be great appreciated. Thanks all!

Good morning,

Like many other investors, I'm struggling to maintain quality deal flow due to lack of inventory. I've just signed up for auction.com to try to bid on properties on their site. I've never bought an auction.com property, and was curious to any other investors experience with the site. Very generally speaking, curious if houses get bid way up, or if investors are finding decent deals there.

Really just curious if its worth my time to pursue, or if I'm better off focusing energy elsewhere.

Hi @Kenny Dahill, while I'm not an attorney, accountant, etc... the paperwork that I have seen for my specific situation has not said that at all. It only says that I'm obligated to use the EIDL funds for working capital as a result of the disaster (pandemic).

I'm not sure what your source was referring to, but glad you are getting additional opinions, as that would seem contrary to economic progress and wouldn't seem to make much sense. Additionally, these loans are put on 30 year terms, so the notion of anyone expecting someone to not buy a fixed asset for 30 years doesn't seem to add up. I received a lot of good advice from my accountant who specializes in real estate, and strongly recommend you get advice from a qualified CPA/Attorney, etc.

I strongly recommend exactly what your doing, which is aligning with those who have done what you want to do and get their recommendations. Good evening BP,

I am currently under contract on a BRRRR property that needs a sizable rehab. While I've done light to medium rehabs on my long term rentals, this is a pretty heavy rehab for a BRRRR project. I'm trying to see what technology/apps/checklists investors use when going through the house to determine the rehab. I have a standard checklist with a lot of my handwritten notes, but just checking to see if there is a tool out there that someone uses and really likes for the rehab. I just picked up J Scott's book on estimating rehab costs, and I believe there is some bonus content there too which I'll check out.

Certainly isn't a need, but just thought I check the forums in case someone has come across something that they really like that we could all benefit from.

I'm writing to see if anyone has any experience with short term rentals at the Lake of the Ozarks, Missouri? Most of what I'm looking at is in Osage Beach, Camdenton, Roach, etc. I'm considering buying a lake house for recreational purposes, and am curious what experience other investors have had in this region if we were to VRBO or AirBNB the property while we weren't using it. This wouldn't be cashflow play for me, it would really be just trying to break even on a property that we own and could use. 

Curious to anyone's general comments here, as we are in the early stages but also very interested.

@Tim Healey Hi Tim, I’ve used www.comprehensivepropertyinspe... for all of my investment properties and could not be happier. He’s thorough and been inspecting KC houses for a very long time. He even takes my calls years after purchase when I have a question. Good luck!
