Post: Tenant had a stroke. Daughter not responding.

I have a rental property located near Peoria Illinois. The tenant we have, ended up having a stroke and had to be taken to the hospital. He was on month to month lease. He is unable to return to living on his own. The daughter of our tenant said they would get the house cleared put, but has been unresponsive to any messages we have sent regarding when this will be taken care of.

My question is, would I be able to start boxing up the tenants belongins to help the daughter out if we dont hear a response. This is about an hour away from my home, and we have limited opportunities to get there and start the cleanup process. We just dont want to get into any legal issues, but we also want to move forward on cleaning out the house amd getting it back on the market.

I know all the generic rules of %'s (don't always grasp them, so many variables)

if i got this i would still have enough to look for another of equal value or should I wait until I can find a different multifamily for a reasonable price? I'm only pre approved to 75,000 at the current moment. 

The unit currently has tenants that have been there four years and don't want to move. The place is clean and it would be ready to go.

Hope it works out for you @Scott Dixon.  I can"t wait to see the updates. I have been very curious on how an Airbnb would work in a college town like Champaign/Urbana.

Hello Everyone-

My name is Brent Mowery and I am a new investor from the Champaign, Illinois area. I am 28 years old and have lived in the central Illinois area for all but 10 months of my life. A co-worker got me interested in real estate by introducing me to the BP podcast. I currently work at as a parts salesman at a local Semi-truck dealership and have been there for the past 8 years. My main focus right now is education. Listening to the podcasts and reading some of the recommended books are what I have been devoting most of my free time to. I look forward to networking with people and getting started in my investing career.
