First off, Dan you were my favorite winner by far of BB. I went to Puerto Rico during the final week and both me and my boyfriend caught every episode.

I think utilizing social media for your business is an excellent idea and like Bryan wrote LinkedIn is very good. My boyfriend and all his clients use it and he has found some good leads that has allowed us to network with investors. I am a big foodie and I actually follow restaurants on FaceBook. There are good and bad pages - mostly bad which I don't get. I even send in suggestions to the marketing people. I have seen some investors use FB but it's weird because there is a mix of their business and social life on the page and I think that's a big mistake. I personally don't Twitter and hope I never do. However, my boyfriend/partner is a huge fan of social media and says that when we are up and running he will be using that as well.

Anyway, I wrote all of that to say, I loved you on BB - keep up the good work! Haha

Great question Jason and excellent response Steve. I was just speaking with an experienced investor in my area and he said the exact same thing. I had the same question.

I hope you don't mind me asking a question in your thread Jason. As I understand it most first time home buyers receive FHA loans. I read here that the 90 day seasoning period has been relaxed but I heard in my local area, banks or mortgage companies still require waiting 90 days. So are most rehab flippers waiting 90 days to sell their properties?

I'm green too.

You have a good idea about what they do. I see them as the middle man in a deal. They connect sellers and buyers and pull a commission. I'm not a wholesaler so this is my understanding.

Wholesalers use different methods to attract sellers. Some examples are Craiglist and the very popular We Buy Houses signs, flyers, mailings etc.

Now if you want to connect with other wholesalers in your area - call the number on the sign or go to a local REI meeting

For the life of me I can not remember how I came across some of the best blogs in the REI blogosphere but I did. I probably did a Google search. I later found that Bigger Pockets had a list for the top 20 blogs and the blogs I was checking out were winners.

Some of the blogs go really in depth with the process of buying property, number crunching, reading the market and the whole nine. Oh and some have great pics of before and after flips and walk through videos of properties.

Just check it out yourself and you will see why they are great. Don't be like me and get caught up with the oohs and ahhs of the renovations. It's the advice, business processes and articles that you want to focus on.

Felix make sure you and your friends read the articles as well. Try to attend local real estate clubs - just Google and you will find. Also, I would recommend following a few blogs. Bigger Pockets did a top 20 I think and my fave is J Scott if you are into flipping and other exit strategies for single family homes. If you like business - he shows you how a business should be run.

Felix,

There is some good advice here. My partner will be getting his RE agent license because it would be a great benefit to our business. After we read J Scott's article and the way he and his wife utilize the license - we were sold. We looked at a few programs and it seems fairly simple. In my state of PA I believe it's 60 hours of class time to start. You must factor in the continuing education and fees to state/local boards.

Almost anyone can become a real estate sales agent but it's tough to find a really good one. This is my own personal opinion buying and selling my personal homes.

Thanks to everyone who responded. I plan on interviewing a few CPAs at the end of the month or first week of September. I will be using some of the questions from J Scotts blog which is excellent by the way. I've never worked with any type of accountant really. I'm hoping to find someone who takes a little time to sit down and explain things and won't make me feel like I'm bothering her/him.

I appreciate the help.
