Place looks great, One thing I would do is get more photos and arrange them differently. I think multiple shots of each room is good, as well as ordering them a floor at a time. That way you are not bouncing all around the house and it has some element of a flow to it.

The way my business model works is we always have an exit event for our investors which is normally the refi, great way to recoup full control and mitigate risk for the investors using the equity on the property.

I am currently 18 and still buying investment properties. DSCR loans are great, especially with smaller more local banks. Or you can always partner with someone to utilize their income and financials.

Ask the agent bringing you the deals how it works. No harm in doing so.

I think you should always be aligned before going into business together, but I have multiple managers that can sign off on virtually anything. If you HAD to give unequal ownership I would give it to the one who is more active.

I don't think HOA and associations should be a limit, I have 3 in condo-associations. And for MTR's condos can be a great thing because typically these travelling professionals don't need a whole lot of space.

I would a lot look at how many demand drivers are nearby because some hospitals don't need travelling nurses, Some colleges don't have a huge demand. So it is important that there are a few hospitals and a few colleges nearby because there is safety in numbers.

Where us it here in Colorado? From what I see with my mid-terms in the Capital Hill area, there are not alot of travel nurses. I find there is a huge demand for "digital nomads" and relocations and things. It is also pretty dependent on the spec of the property, for example 1/1's typically get more travelling nurses because they don't need a huge place. I would also read the HOA rules again because Airbnb will let you have a minimum number of days for a stay, and it can be super useful to find tenants.

FF has its own system Key check where you can run background checks and things. I also think it facilitates the payments and things like that. I have never used it before. 

I always have a lease agreement in place, it looks very similar to long-term leases but with a few extra things added for the furniture and cancellation policies with traveling medical professionals. I always have a security deposit which is typically one month's rent.

In short, they probably won't. It's just like using a primary as a rental, the odds of them ever coming around is so close to 0. 

I would also ask about the 50% rental part, I have never ran into that problem with any of my clients. The only restriction we have to deal with is where you have to stay in it 2 weeks out of the year.
