Hi Michael Greenberg thank you for your reply, all of you have very extensive knowledge and I certainly appreciate all of you providing this knowledge. I agree with you, a short flight is also very manageable for us, especially since BNA continues to grow adding more direct flights. I plan to read up on the material Jon has provided this evening. @Avery Carl Hi Avery, I would love to pick your brain about how you got started with your 1st VR in that area and certainly any lessons learned.  Thanks for the feedback about the beach condos.  Thanks for your post, I'll likely PM you some questions and any feedback is greatly appreciated!

As the title states, my wife and I are new VR investors looking for the best ROI and cash flow situations with a consistent occupancy percentage (something greater than 65%). Initially, we've leaned more towards mountain cabin rentals in the Gatlinburg/Sevierville/Pigeon Forge area as we've visited that area quite often and some research has shown us that on average most properties listed a minimum of 200 days have an occupancy percentage of roughly 61%, but we haven't ruled out purchasing beach condo either. We've done less research on the beach condo route and I am looking for other investors caught in a similar predicament.

Our ultimate goal is to comfortable pay the mortgage while gaining a decent annual profit towards the next down payment on another vacation rental.  Should our focus remain strictly in the mountain cabin VR just starting out?  I've heard the beach condo route can be a larger risk with less occupancy percentage, but a potentially larger annual gain?  Any advice is greatly appreciated!

Hi everyone! I've heard so many great things about Bigger Pockets and the community engagement! My wife and I aren't strangers to real estate, but we've learned through some mistakes and have only scratched the surface. We've recently sold our 1st rental property (was a rental for 5 years) & are ready to start our next focus...vacation rental properties. In the short-term, we are focused on finding a vacation rental that will give us enough cash flow to save towards the next. We are both healthcare professionals by trade, which will remain our primary source of income, but for the long-term we wish to invest in multiple vacation rentals that provides us financial freedom from our primary source of income and allows us to spend more time outside the four walls and enjoy life. We currently reside in Nashville, TN by way of the Mississippi Gulf Coast originally and the things you've likely read about our real estate market are true. It's feast (for developers) or famine (for homebuyers) in and around all parts of the middle Tennessee area. Truly astonishing actually. I'm looking forward to gaining some knowledge through the community and Bigger Pockets to get us started. I'm hoping to connect with like-minded individuals that have similar aspirations as my wife and I. Thank you for reading!
