Hi everyone!
I'm not ready to contact a lender, but I'm wondering what terms you've been seeing for DSCR loans lately?

Thanks

We've been using this one for 18 months and haven't had any problems:

https://www.amazon.com/gp/prod...

I chose this one because it has the keypad and I can change codes for each guests. There's also a hidden key access so I can have a key on site in a lockbox in case there is a problem with the lock.

You do need to purchase the Bluetooth adapter if you'd like to access it remotely.

We liked it so much we purchased one for your home as well.

Post: Accounting Program with Receipt Scanning App

Hi all!

I've been using Stessa for the last couple of years to track my receipts and create accounting reports.  It was free so I was willing to work around the glitches and the ways it didn't quite fit my needs (no profit & loss & it's made for landlords but I have other businesses to track).  They are now charging if you want it to be at all useful, so I'm looking for an alternative option.

It must have the ability to scan receipts and perform business accounting for more than one business.  Low cost is good and free is even better.

Thanks!

Not sure our tribe is here on a bigger pockets forum lol. I say “our” because I have a similar aspiration. I’d say glamping is here to stay. Most of the millennial folk I interact with have had, or seek to have, a glamping experience.

For more social proof, google, search air bnb listings/reviews and look on Instagram. It’s all the rage lol.

I thought perhaps there would be a few here, but knew in general the vibe would be cautionary.  My husband doesn’t use BP but I’ve talked about it enough that he laughed when I told him what I posted.

I love the feedback I’ve been given both for & against.  If I only seek out cheerleaders I may overlook an important consideration

I can see why it’s not attractive to most real estate investors as I’m sacrificing appreciation (except the land).  I think our world needs more connection to nature & glamping encourages that.

I’d love to hear about how things progress for you!

@Wendy Vaidic When we say glamping I’m picturing a refurbished trailer/mobile home/cabin home situated somewhere in nature. Not sure what your vision is but there’s definitely a way to make this concept profitable!

We have many of these glamping experiences in Ohio near Hocking Hills, and they stay booked way in advance.

It’s the memorable, non traditional, experience dwellings that get press, attract bloggers, and draw interest on booking platforms. Won’t be cheap to create but you’ll definitely be profitable if you do it well.

After a few more buy and holds I’ll be searching for an earthship (https://www.earthshipglobal.co... ). I have no idea how people get these kinds of dreams financed, but apparently it happens ha.

Let us know if you move forward. I’d love to book a cabin or yurt at your site one day! :)

Hi Brandy!
it’s great to hear you’ve found success. I visit MI yearly & would love to stay at one of your places on the way through Ohio!  Do you have a website you can share?
The earth ships are cool!  I am excited to hear about your journey with that.

Depending on the size , you could spend a couple million . Roads , electric services , sewer and water , land clearing , permits and all the other amenities . Not including the small places to stay .

I am likely underestimating tge expense of development, especially in the mountains.  I’ll have to reach out to some entrepreneurs who have done similar projects to get a more solid cost for the overall project.  Thanks for your input.

Maybe a hybrid campground  kinda thing.

There are lots of mom and pop campgrounds for sale. If they are profitable,  add on some glamping sites or some retro trailers. Or see if you can sublet a site from an established campground,  an arbitrage type model to test if people like it. Just throwing out ideas.

That’s a great idea for proof of concept!  If it works in a campground it should do even better in my ideal setting.

Glamping is definetly something to enjoy around the mountains. I have gone to several of them in the outskirts of Medellin, Colombia and I am a big fan. Particularly some which are near a lake or river. I enjoy the fact of waking up in nature and showering outside. BOSKO and bubblesky remains booked months in advance.

BOSKO is one that started many years ago. Now there are many campsites. Off course, construction is much different in Colombia but you can get ideas from there.

Thank you for some great models to explore!
Yes, water is an essential part of the glamping experience in my opinion. I would like a river & perhaps a pond but preferably a waterfall on or adjacent to the land.

You cannot finance a tent, or a yurt, or anything of that nature.

True…
