Yes, everything is included at $400-$600.  It may be different in the college rentals by FIT and EFSC, I'm not sure.

Generally, I’ve seen prices ranging $400-$600 per room.  Usually at $600.00 they’ll have a private bathroom.

Zoning can prohibit the number of unrelated people who live in a home, and some HOAs prohibit renting rooms.

@Kizzy Parks Right now we flip houses, preferably beachside but anywhere the numbers make sense. I do want to get into buy and hold. I am particularly interested in Mobile Home Parks & BRRRR investing. What about you.

@Brad Fontaine My broker runs the BREIA meeting & does a great job.  I think you'll enjoy it and get to meet a lot of local people taking action in real estate.

Hi @Brad Fontaine & @Kizzy Parks I live and invest in Brevard County as well.  

As far as structuring a partnership, there are all ranges of the spectrum.  With family, I always make sure I'm beating the rate they could get with other investments.  That way, it's a win-win.  I also make sure I can meet the timeline that they'd like to receive their money back in.  Remember, to expect the unexpected and always plan for extra time and extra costs.  If you don't have to pay extra or take longer it's a bonus!

Hi @Austin Eddy!

Congratulations on completing your first flip!  I'd love to hear more about how that worked out for you.

If you are considering house hacking, perhaps buying a duplex, quad or triplex would be a good option. You can get a residential loan for up to 4 units.  That way you wouldn't have to waite a year to start bringing in income, and you can accelerate your investment curve. 

I have been flipping in Brevard County for several years, and I can tell you it gets harder every day to find a good deal.  It's like finding a needle in a haystack, but the good news is when you go to sell (a flip) or rent it, there's plenty of demand.  Keep looking and put in lots of offers...the worst they can say is "No"

@Jeffrey H. It seems as if they are able to say you cannot bring new homes into a grandfathered park.  I do have to research this more though.  

That means as the mobile homes become unlivable, for one reason or another, the park will shrink along with the revenue.  Also, one good hurricane could wipe out an entire park and eliminate all income with it.  Perhaps, this is something insurance would cover?  This is another area I'll have to research as well.
