Welcome William!  I am a fix and flip investor in Brevard County as well as a Realtor.  I also attend the same meeting Kerry Baird mentioned.  It's a great group of honest investors!  

Short term rentals are not loved by the governments here in general, but there are areas, such as Melbourne Beach, where it is allowed. It's best if you are interested in a place as a vacation rental to call the zoning department for the city it is in. Brevard has a lot of unincorporated areas so in those areas you'd call Brevard County zoning. You can definitely make a good income but you want to make sure you do it in the right area so you don't get shut down. If there is an HOA or Condo Board you'll also want to check if they allow short term rentals.

Melbourne Beach in Brevard County allows short term rentals last I heard.  The other beachside towns are more restrictive.

Congratulations @Douglas Mack!  Brevard County is an awesome location.  I just looked up Viera High, and unfortunately, they are frozen out of area applications, so at this time the only way to attend there is to live within the boundaries.  You can put the address you are interested into the search bar of this site to see what school you will atttend: http://apps.schoolsitelocator.com/?districtcode=00...

Not sure if this is the same flooding, but here is an article from August about the flooding there and permit requirements:

DENHAM SPRINGS - The City of Denham Springs released a statement regarding permits for repairs to structures following the recent flood events.

City officials reminded everyone that the first step in the process is to remove all wet materials and let the building dry out. After “gutting” the structure, officials stated it was critical to allow time for the building to competently dry out. The removal of storm damaged materials does not require a permit.

Structures that received over 18 inches of water inside, however, will be required to obtain a permit before repairs can be made. There will be no fee for the permits related to storm/flood damage, according to officials.

Buildings that received 18 inches or under of water will be exempt from those requirements.

Businesses and families are urged to cooperate with them throughout the permitting process. Residents are also reminded that repairs made without "obtaining a permit, the owner may suffer steep financial consequences at a later date: the structure's flood insurance premiums may increase by hundreds or even thousands of dollars per year, the owner may become ineligible for future state or federal funding or relief, or the owner may even be required to elevate the structure at their own expense."

I would love to house hack with my family of 4 but my husband is not open to it. You can save so much money that can go towards more investments. Good luck with your search! I changed from an employee to an REI and then added being a real estate agent on top of that. I've never looked back. It's a fun and crazy ride but well worth it! I work with Dwayne & he's a great guy :)

I have seen termites in CBS homes too.  The frame home is worth less in our area than CBS.  It will also eliminate some buyers.  We flipped a frame home & it sold quickly for near top of the market a couple years back in Florida.  Good luck!

If it got on the walls you'll definitely need to cut out whatever areas they urinated on.  We had a home where they used the top of the pantry as a litter box and it made the whole home smell.  Once we replaced it, and a couple boards below that it got on the smell was gone.  You can get lights at a pet store to show what areas have urine and then remove whatever is necessary.  I wouldn't recommend trying to spend time putting smell eliminators on it, as it's not likely to be successful.  Good luck!

Buy and Hold is a good long game where you can have the renters pay your mortgage down, get some cash flow and hopefully the property appreciates over time so you have that bonus too.  There are better tax advantages for buy and hold too because you can depreciate the property to lower your tax burden.  

Flipping is definitely popular here.  So much so that many properties are going well above what they should to make a good flip.

Hi Aaron! Welcome to BP. I am a flipper & realtor in Brevard County. What is your strategy for the home you would purchase? Are you wanting to flip or buy and hold? I believe a loan officer can give you an idea if you'll qualify prior to running your credit report. There's also the option of Private Lenders, partnerships and hard money loans if it's a flip but most want at least one flip under your belt. Also, is your DTI including your income or just your wife's?
