Hello.  We have a single member LLc that elected to be taxed as an S Corp in 2016.  While reading through the Florida Corporate tax information I find places it says we do need to file a Florida Corporate Tax Return, while other places it says we do not.  Can someone please clarify?

Does anyone have a good source for historical rent rates?  Since rent rates can fluctuate greatly, and appear to be over inflated in my area at this time I would love to take into consideration average rent rates rather than just the inflated rate landlords are getting right now.  Also, is this something you take into consideration as a buy and hold investor or am I overthinking things?

I looked it up and the articles I read says you don't need a state license, but do need to make sure you follow the county & city rules.  So, I would start by calling the county and cities where your flips are located. In Rockford you just have to get permits but in Aurora you have to take a test so it's really location specific.

I always like to get at least two quotes, but preferably 3 when I am working with contractors in a new area.  It's amazing how different they can be!
