Buy and Hold is a good long game where you can have the renters pay your mortgage down, get some cash flow and hopefully the property appreciates over time so you have that bonus too. There are better tax advantages for buy and hold too because you can depreciate the property to lower your tax burden.
Flipping is definitely popular here. So much so that many properties are going well above what they should to make a good flip.

Hi Aaron! Welcome to BP. I am a flipper & realtor in Brevard County. What is your strategy for the home you would purchase? Are you wanting to flip or buy and hold? I believe a loan officer can give you an idea if you'll qualify prior to running your credit report. There's also the option of Private Lenders, partnerships and hard money loans if it's a flip but most want at least one flip under your belt. Also, is your DTI including your income or just your wife's?

Great tips @Dustin Ruhl! My area also has a few Face Book property for rent pages for the whole county. Renters look on there a lot to find out what's available. Just search your County Name and "Rental" and something may come up. In larger cities they might have them for each city too.

Congratulations on taking the leap. Just make sure to run your numbers and pick a deal that makes sense. There are deals out there, just not as many as there used to be :) I work in Brevard County, but sometimes hear of deals in Orlando so I'll let you know if anything comes along. Good luck!

We do not add a washer and dryer but if one is there and is in decent condition we leave it. We also include the kitchen appliances.

Sure, why not? You could list the meeting on Meetup.com as well as on BP. I don't think people will be so concerned about your experience as you are bringing in experts in other areas to educate. Also, you are now experienced in running a DMM campaign and although you have not gotten a deal...YET...I'm sure you've learned some interesting things from it that others would love to hear about. Way to go jumping in :)

I did staging for the first time on the last home I flipped. I was going to use a local realtor whose style I love, but he wasn't available. Since no other stagers had a style I loved I decided to do it for myself. It was a lot of fun, but it was also only 1035 square feet so definitely a different class of property than yours.
I guess the question of whether it's worth it is best answered by you.
Do you have the spare time to do the staging? Between shopping for the furniture and actually setting up the homes it can be very time consuming.
Do you feel like you have an eye for design and could do the job as well as a stager?
Is your time better spent finding deals and running projects?
I think as entrepreneurs we tend to have an "I can do it" attitude, which makes us able to do big things. Sometimes though, it can lead to spreading ourselves too thin.
I don't know your situation, but hopefully these questions will help you achieve clarity on this question.
