You could make display shelving there so you can still see through, it will add a decorative element & I believe it would cost less than installing a bar area.  I do like the idea of a bar with seating, but I know cost is always a factor.

Hello.  I have come across a deal where I may be able to purchase a multi-zoned property (office and residential) at what appears to be a good price.  What are the best sources for figuring out average office rental prices for an area?  Also, what are some important points I should consider that might be different from residential buy and hold?  I'm not at all experienced in commercial and would love any guidance you could provide.  Thanks!

I would love any referrals people have for GC in Brevard County as well.  I am looking to hire someone and step back from the rehab if it's reasonable and they do the quality of work we are used to providing.

@Anita Effendi I believe the capital gains is taxed on profit minus expenses.  This could also include expenses such as mileage, realtor fees, closing costs, business meals etc..

@Vanessa Thomson Yes, I am investing down in Florida.  I never did in Michigan although I still contemplate doing so as I have a lot of friends and relatives there.  You can definitely make a good profit in Detroit.  Keep us up to date on how it goes.

@Nik S.Yes, I think your design would net you more on higher priced homes, but I agree you also have to look at time invested. Also, if you can buy 2 lower costs house vs. one higher cost house are you over doubling your profit vs. time invested?  I have found that it really doesn't work out as a better investment doing higher cost homes when I figure in those factors but my market is hot so I do any deal that is good and I can afford at the time.  It'd be nice to get a home run one day though.  You never know :)

@Nik S. nice rehab!  I have done 1 flip where I didn't improve it quite as much as usual and although it sold well and looked nice it just wasn't as enjoyable  for me to do.  

@Evan Wiesner Choosing which homes need staging makes sense.  That's awesome you've been able to test staging and not staging in comparable properties.  We have a beachside area where homes are more varied, so it may make a difference in those areas.

Hi Vanessa.  Welcome to BP.  Although I currently live in Melbourne, Florida I am from near Detrioit Michigan.  It is a tricky area to invest unless you know it or have someone who knows the area.  If you don't have someone maybe you could find a good property manager there or another BP member who can guide you on what areas are good investments and what areas are not.  Detroit has some beautiful areas but also some very scary areas.  I know it is making a come back, and I am so glad to see that, but it's still somewhere that's a little tricky to invest.  Good luck on your new adventure!
