I am going to market to Probate leads but have curiosity on some things.
1) how long after someone has passed- do you reach out for your first point of contact?
2) in your marketing - is it the general “I want to buy your house?” Or a more directed marketing message ?
3) what have been your best marketing approaches (direct mail, cold call, etc) for these type of leads
4) any other thing I should consider about marketing to probate leads?

Lease options and wholesaling are good ways to start without credit. While you start these strategies, simultaneously start building your credit. Good luck.

How much does the tenant buyer (your renter) have to put toward a non refundable option consideration? It’s it’s less than 3.5% of the future purchase price of 245k then I suggest looking for a new tenant buyer.
Are you trying to buy it first then lease it out ?
