@Joyel Manoj - I invest and live in the Rochester, NY market  I've been focused on growing my portfolio in Rochester since late 2016 and currently hold 37 units.  I can say that property values have increase substantially over the last 4 year, esp so in the last 1 yr...like in much of the rest of the country.  Like mentioned above - selecting tenants is key as the landlord laws have not been moving in our favor.  In the summer of 2019 NYS passed sweeping changes to landlord/tenant laws making it much more difficult and time consuming to evict tenants.  I'd suggest looking into these laws and ensure your comfort level before investing.  I'd be happy to chat with you offline as well.

Sounds like a great event!  Unfortunately, I'm seeing this a day late.  My day job has me tied up for the next few weeks but hopefully I can make it toward the end of Jan / early Feb!
