@William Coet subpoena their employers to court. Also, consider requiring they produce proof of their inability to pay by subpoenaing their bank records.

@Alex Johnson Have you discussed filing suit for breach of contract and NOT asking for possession? This may force her hand to get a lawyer involved that could help resolve the issue. Just a thought.

I am very disappointed. What if you lost your job and not only had difficulty paying rent, but car payment and insurance and food??!! your are not thinking!! Evictions takes time and costs you money, cost of cleanup. tenant leaves, and you can't find another tenant replacement, no jobs, no money!!!! Have a heart!! be one of the good attorneys. Not an A-hole.

This individual is targeting BP members' businesses on Google. He is leaving reviews that have nothing to do with our jobs and careers outside of BP. He has hit three of us so far. I have contacted BP and reported him to Google as fraudulent review. 

BIGGER POCKETS NEEDS TO TAKE NOTICE THAT THIS IS UNACCEPTABLE.

We have several commercial loans for our portfolios. We are considering refinancing them now while rates are lower to increase our equity positions, lower our monthly payments, and reposition ourselves during this Pandemic. Any thoughts on this?

I think section 8 will actually weather this better than most because it is guaranteed by the Government. You should be fine. If your tenants don't pay their portion, there is likely going to be a grace period for them if not an outright waiving of their portion.

@Marcus Johnson we are in a good equity position, we have savings, and we will weather this. We close on two more properties next week. We have a good model but we work at it. We have taken great pains to add value, pay down notes, make sure the properties are maintained and our property managers are responsive.

90 days from now we will re-evaluate where things stand as the Coronavirus should have started to ebb and the market should start shaking off these early Shockwaves. Until then, we will work our plan and protect the assets.

The courts are not shut down per se, they are halting in court proceedings. Judges are having telephonic hearings and moving proceedings along on the pleadings and papers.

@Trey Green Trey, I have a business. I built it. It’s mine. I own it. I sacrificed for it. I will protect it. At no point in this discussion string did I suggest anyone else follow what we are doing. I don’t care what other people are doing, that is their business, which is not my business.
