Chris, a friend of mine does all my photography and editing. I'm not sure what program it is, I apologize.

Does everyone prefer the HDR images or would it be more beneficial to stick with the traditional photography?

Joel I appreciate the feedback! The bowling alley feel may be slighty due to wide angle lens my photographer used. All of the rooms and hallways are average size and proportion.

In relates to the 'wow, ok, wow, ok' problem....I've put crown in bedrooms before but I feel it's an unessesary expense. Its a very rare feature in my area so I ussually only install
it in rooms that really lend themselves well to added details like crown, wainscoting, or an upgraded base moulding. But I will definitely give some thought to your advise! Thanks

Ladies and gents, here is a link to the photos of my latest finished rehab.

I wish I had some good before shots so she the extent of work done. With the exception of the den and cabinets, this was nearly a comple gut.

Let me know what you think. Your thoughts and advise for my future projects are greatly appreciated!!!

Post: Deed was never recorded by FNMA, How to reconcile this?

Alright ladies and gentleman...

I bought a property in may from auction.com. Auction sent a notary to my home and we went through closing papers and transferred funds. First problem... Since the notary did a remote close, we did not have a copy machine and I was not given a copy of the closing papers.

Over the last few months I have noticed that I have not been receiving tax bills so I went to the township office to get a copy of my tax bill. I was told that the property was still in Fannie mae's name and they have been receiving them.

I have been bombarding FNMA with calls and emails and I'm not getting any responses. I have recently put the property up for sale and I'm trying to figure this out before an offer comes in.

Any advise on where to go from here?

Thanks Joel, I mainly deal with fix and flips so I would be proposing the PML for funding of the project. I am assuming you are referencing wholesaling when you say I should have it under control before presenting it, I which case I agree. Or am I missing something?

There is only one way to find out if its profitable, run the numbers.
Let's say for example this is now a 3/2 ranch. The addition you are building is going to add 2 beds and a bath. This is now a 5/3, so run the comps in the area and see the difference.
Now get a quote for the build and compare that price to the added value shown by the comps.
I have never done this and I don't know anyone who has but I believe It would be way to expensive to be a wise choice.
As for the permits, there would be multiple permits you would have to pull.

Just thinking aloud...
Is it common practice to disclose all info including the address of the property when first proposing the project to different private money lenders? If so, what stops the lender (if they are active investors) from skipping over me and buying the property for their own gain?

I just checked out the new Nest thermostat from lowes. Incredible product, but is it worth the investment at $200? I do higher end renovations and I think this would be an great selling feature. Any thoughts?
