try a split system with heat and a/c, this is usually for only one room so it might work out and if you don't know how to install its cheap to have someone do it for you.

 Thank you , I have the money 20 percent and will be having more income when I have my four-plex in jan.  I will be doing the managing of the property. I have a lot of commercial building maintenance tech experience and also managing maintenance departments in hotels and apartment complexes. I have gone to school for hvac and electrical in the military. I would like to buy and hold the property and use the cash flow. Thank you for the advice please let me know if I am on the right track and do you know of any good references I could use to stay on track ?

What all is looked at the most when trying to buy a multi unit complex? am I looked at less or the complex more or vise versa? I am trying to get an understanding of this as I am looking to buy 1st investment property .

I would do as stated above charge them for how much paint it would cost to repaint the trim and also your time . I use to charge my hourly rate plus the paint. Always allow them to paint one accent wall to make them feel more at home, but do provide them the paint before they move out if they did a good job with the accent wall, so they can paint it back. I also agree with people saying 3 years they gave you was good! no one and doners.

Hi my name is brian I have done heating ventilation and air conditioning/electrician in the military for six years. My military time has come to an end and I am looking for a mentor who knows the trade of real estate. I want to learn the trade with multifamily investments. I am lucky enough in jan to buy my first 4 plex with no money down, but I want to start working on the second one.

I am not going to do it and  you should  not to do it as well, there are other ways to get mentors just have to find them.

I too was approached by this man saying oh I can teach you in this 18 month program for 2500 bucks. He says he is 25 and already made a lot of money and talks big. He calls from a 818 number and has a ad on craigslist. I am glad I looked this up thanks everyone.
