I can piggy back off of @Michael Dumler. I live and have rentals in the 30310 area code. The part of 30310 that I live in has changed tremendously since I have moved in. There have been houses selling for 500k plus, and one on my street just went under contract at 725k. That being said there are still opportunities in the area. There are pockets that are not quite there yet. I also agree with his point on 30314 & 30318. I looked into investing into these areas a few years ago and I am glad that I went with 30310. I think some of this has to do with the Microsoft campus that was put on hold on this side of town. I hope this helps!

Hey BiggerPockets!
I am looking for a contractor in the Atlanta area, (specifically Covington), to help one of my clients take a look at a front porch on a home they are about to purchase. The porch is beginning to separate from the house and the front post have sunk into the ground some. This is not a deal breaker on the house they love everything else about it, we just need to get this deck fixed! Any help would be appreciated! Thanks!

@Quinten Tolar, just to piggy back off of what Michael was saying, there have already been some crack downs. From my understanding they put multiple requirements in place to own an Airbnb in the city limits. These include having a primary residence in city limits, getting permits, and only being allowed a limited amount of STRs. Also with the economy turning right now I would be very careful getting into STRs that do not also cash flow as a long term rental, or are in a heavy traffic vacation area such as Blue Ridge, Helen etc. I hope all of this helps!

Closed Cell Spray Foam specifically for a crawl space. Was told that it was a more effective/long lasting option for a crawl space where over time the fiberglass insulation would fall/still have space for air to travel through.

Hey everyone,
Just a general question. Does anyone have a rough estimate on how much spray foam insulation should cost per square foot I mean like a typical install so an out the door price per square foot. Any input would be appreciated!!

@Kush Khandelwal I have used Veasey Mechanical for all of my HVAC needs at my personal property and my rental property. I would check them out I am in 30310 however I believe they cover most of the metro area. I hope this helps.

Hey Clay,
I was trying to do the same thing that you are a couple years back. Step one you need to check with the HOA at your condo and make sure they don't have rental restrictions. Mine only allowed you to rent it out for two years and then you went back to the bottom of the waitlist causing the unit to just be sitting there vacant. If you are going to be buying in the Atlanta area I would also suggest house hacking as your best option right now. The uncertainty in the market, current prices in Atlanta, and this being your first investment if your condo building has strict rules house hacking would be the most lucrative. If there are no restrictions you could also leverage the money from the condo and rent it out. Hope this helps a little and good luck with your first deal!
