We are looking for a lender in the Kansas City area that specializes in agricultural loans, specifically in the area south of Overland Park, Spring Hill area.
Financing needs would include land purchase, operating capital and possibly the use of my VA loan for a new house construction.
Basic loan parameters.
Land prices between $300k to $1 million.
Farm buildings approx $70k
Operating Capital and lines of credit roughly $150k
New home construction $350k

If you have a zip code you are considering I can give you honest feedback as to the neighborhood and it's direction, the numbers you would have to consider separately.
The issue with STL is that you can have a very nice neighborhood with great properties on one block, drive a few blocks and you are in a rough spot.
Outside of 270 to the west this typically is not an issue. Again your numbers have to make sense for you.

Not trying to kick while down but yes the first google entry for that zip contains the words "murder factory"
I know a PM in KC but I'm guessing she wouldn't be too excited with that area.
There are valuable lessons you just learned so you didn't come away from this deal empty handed. Keep going! We are just getting started too so hopefully a year from now we will both have deals under our belts.

Bob I'm glad to hear you say that as we are looking in KC for our first deal.

We took our first real action today and met a real estate agent in our target market who is also and investor and property manager. It's a small step but action is so much more rewarding than just learning. Let's do this!
Thank you Jason. At this time we are focusing on KC but I'll definitely keep that in mind.
Hi everyone. I'm new to Bigger Pockets and wanted to say hello. My bride and I want to invest in downtown condos in some select markets like KC, but for now we are trying to raise the money and develop the credit to do so. We have the hustle and grit so it's just a matter of time before we develop our portfolio. The Buy/Hold with cash flow strategy is what appeals to us most. We have a business which will produce decent cash for us in the next few years but it is only scalable to a certain point which is why Real Estate investment is a perfect fit.
So far I have binged on the podcast, about 21 episodes in 4 days, the podcast is basically a download to the brain matrix style. Podcast 179 is by far my favorite!
We will be attending a local REIA event in October to try and kick this thing into gear with some serious networking.
Anyway I'm just happy to be part of this awesome community.
