What is the minimum expected return on investment you would do a flip for in Southern California?

A close friend moved into the back house of my property two years ago. I didn’t have her sign any kind of rental agreement and now I’m worried about what legal rights I may be losing. Can I have her sign one now? Where would I find a good agreement? Any info will be appreciated Thank you Brian
