Yes of course. If they are great deals they may go quick. The mls has a ton of great deals they just go quick or get sold to a pocket buyer before they actually hit the market.

I would option it and then place some ads or use a business broker to wholesale it.

If the numbers make sense to you personally then do it. Its not what others think. For question #2 its definitely going to depend on how good your tenants are. If you spend a lot of time getting good tenants then it will definitely save you tons of time and money.

You need to hire virtual assistants to keep cost way down. You don’t need a large business to make tons of money. I close 3-4 deals a month and have no employees or office. I use virtual assistants to handle calls, make offers, etc. If you start hiring people and trying to create this large company you will quickly see the bills add up and this is a huge reason business's fail. you can see my org chart with my virtual assistants at [LINK REMOVED].

If your making that many offers and relying on an agent to get your deals done you need to become an agent and do it on your own. Just my 2 cents or find one you can trust.

You really need to do some direct mail to probates, tired landlords, evictions and things like that. That’s where you will get your deals.

That’s odd that he was smart enough to put into a trust but didn’t have it paid off. 99% of the times the banks would not even talk to you about the house but its worth a shot. They wont talk to anyone without authorization.

I'm confused why your management company would need you to show cash reserves. They usually just want to get paid a percentage of the monthly rent. Can you explain a little bit?
