You can't just low ball someone and expect to get a deal. You have to be able to justify your offer. With comps or a sellers net sheet or something similar.

Sounds like your best bet would be to go to your local reias. I know there are quite a few in St Louis. If you were going to find clients that’s where they would be.

No, there is no legal issues with letters. It legal to mail to people. I would just suggest you not say things like I know your in forecloseure or you might make people mad. As far as a contact number you can use anything you want. Whatever you have set up for your phone system. I have a 1800 number i use but sometimes i use a local number and forward it to the 1800 number it just depends on what works best for you.

I know a lot of people would buy it just because the cash flow. Some people evaluate multifamily a little differently, treat it like a larger multifamily or commercial property if you can't find comps.
