As far as contracts go I would ask at your local reia. There are other sites you can find them online but I would stick to one, people in your local area are using. As far as the difference between a fsbo and a reo - you didn’t really specify what you wanted answered here but I'll give it a shot basically the difference is with the fsbo you can still assign the deal and not have to fund it, where as with most reos you have to fund it first and then your buyer can buy it. As far as what a wholesaler justifies as a good deal the reason this question among others is because there is no set answer, it really just depends. It depends upon your area, your buyers and how much they are willing to pay and also what price range your buying in. They all affect it. I would stick with trying to buy houses under 60% of the after repaired value minus repairs. Most buyers want to buy houses at 60% so if you can buy below that then you have profit. You might be able to find buyers that will pay more.

Most contracts have an assignment clause in them which makes it assignable, even my local realtor forms have it here in St Louis but if yours doesn’t just include and/or assigns and you will be fine.

If you do want to build a buyers list first then what you want to do is go to www.listsource.com and buy a list of absentee owners that have purchase more than one house in the last 6 months. This will give you an active list of buyers and then you want to send them postcards or letters asking them if they want to be notified of properties you have for wholesale.

Well it depends, you can ask and he might do it as a gesture to have you stay longer and he may not even want you to touch anything. He might also split the costs or just allow you to do it.

I disagree. I think you need to be out looking for deals. You don’t have to have a buyers list to start, it will only hold you back from making money quicker! Once you get a deal you can sell it by posting up bandit signs to sell it or calling all the we buy houses guys in your area.
