It would be a 50/50 deal with a partner and I would provide 50% of the down payment using my self-directed 401k. My partner would be getting the loan in their name.

I started a deposit only bank account for my tenant to deposit rent payments into. As soon and the rent is deposited, I transfer it to my standard rental account. The only downside is, If rent is due on a day the bank isn't open, then I have to consider it on time on the next business day. The bank designates the account as Deposit only and will not allow any withdraws. Only online transfers by me. It's been working well so far.

Hi All, I need some advice on self-directing ira to put the money into a deal. I Have a duplex deal I'm about to write up and I need to roll my 401k into something I can use for the downpayment. What direction should I go? Self-directed ira? Solo 401k? And what custodial companies have you used? How fast can this be done? I'm going to try to tie up the duplex this weekend before it hits market so I'm hoping the roll over can be done quickly. Thanks for your input!!
