Does anyone have any experience using a wide angle lens specifically made for iPhone 7 Plus?  I am not crazy into photography, I just want to get more "shot" in my shot! I'm looking for something budget friendly, any help would be appreciated!

Thank you for your reply, Nathan Waters!  I should be more specific.  My focus is on MF buildings with 150 units or more. I have a pool of sponsors to help on my first deal if my criteria is met.  I have been bartending for many years and I am done with it!  I thought perhaps I could do some work for investors that are doing what I want to do.  Maybe research?

Thank you for your response. I will have managing partners including myself running the project and equity partners or Limited Partner Interests as passive investors. I am aware of Rule 506 of Reg D SEC rules regarding accredited investors and up to 35 unaccredited investors to be involved in the project.  Since I will be looking for accredited investors primarily, they would sign and accredited investor form first before I disclose any specific details about the property.  I have a great contact to do the syndication as well as an SEC attorney.

I am really just looking at how to make an intelligent presentation to prospective investors.  Any help on that would be great!

Dear Bigger Pockets people,

I am looking to put together my first Private Money presentation which I anticipate presenting in front of my NYC REIA and local meetup groups regarding the matter.

If anyone has a template or resource I can use it would be greatly appreciated. I do not actually have the deal as of yet, but I wanted to have some sort of idea where my equity raise would be coming from.  I am expecting to raise anywhere from $1M to $2.8M.

My education on market analysis, property analysis, and general acquisition of multifamily property to disposal of the property is pretty good.  I have sponsors available to me to help with the loan. It is time to put it into practice!

In a way I am glad there might be some confusion on this topic.  This way, I'm not crazy for asking!

Unless I am doing a loan assumption, wouldn't I always be bringing my own financing to the table? Is it not a typical, say, 75% LTV from my mortgage lender and my investment group put up the remaining 25%?

I don't like being a sucker! So typically, one would want to stay away from deals like this?
