Is a convention 20-25% down payment still ok? Seems like so many are talking about little to no money or at least not your own money. Is the old fashioned way still a reasonable route? Yes, it might slow down the ice I want to buy props. But cash flow is immediate and no PMI, etc. TORN! Thoughts. In competitive and expensive market of Boston looking for multi-family.

it seems like this could be a good deal if i play with the numbers a little more.  the main thing that i cannot understand is the monthly expenses.  doesn't seem to add up annually even with the insurance and taxes.  so it is really throwing me off.  this is the first time i have posted a report to the forum.

55+ seem awesome, and much less expensive but are people over 55 renting? will the community allow someone in their 30's to purchase? the HOA fees are crazy high and i imagine you couldn't get as much for a mobile unit with the same bedrooms as a condo or single family. could be wrong.

thanks @stevebracero, definitely thinking about tenants which is why I eliminated brockton and taunton.  do some or all of the above places i mention give cause for concern?  I am trying to find a multi-family for about $400k.  i have analyzed deals using the calculators, can find good deals when changing the numbers of course.  would need significant discounts in many cases.

So many things that clog my brain. Perhaps biggest is where to buy. Doing lots of research, currently live in milton area, moving to Southie in the fall. I am new to this and very excited. Obviously Milton, southie, Cambridge, etc. Are amazing to invest in but I can’t afford that. I have been looking at Attleboro/north, Mansfield, Stoughton, BRidgewater, Holbrook, Weymouth and places like that. After research not really interested in Brockton or Taunton. Prefer to stay within 30 miles but am I being too picky? Any other good areas that I should be looking? @stevebracero Thanks Brian.

Hi all, I am new to investing and thrilled to get going. I am looking at small multi families BUT mobile homes seem very attractive. Basically cash sales or very low investment for a very modest but completely positive cash flow. My broker tells me I am crazy but I can’t help but think she has her $$ in mind. Am I crazy, is there more than meets the eye? I get there is no appreciation but if I have the cash why not have the steady income? Tenant quality and reliability would be my main issue. I am in the Boston area new. Is it basically a push. Save the $$ and headaches?
