@Peter Zeoli could be experience related. HMLs will fun the deal based on the numbers making sense and the credibility/experience behind the deal. More experience equals a better rate and less points. They also look at credit and money in the bank. Start wholesaling then move to low dollar buys with low dollar repairs. That’s how I started. For me the challenge is finding deals not funding.

@Tucker Cummings what does the close rate look like with LeadSherpa?  Seeing progress in this tough buying market?

Russell, your point is exactly why I was asking. REX is using social media to gain prospects and not the MLS. I was curious to see if any real estate investor used them and what the experience was like.

I am a big advocate of partnering with a real estate agent to both sell and find deals. With the impact of COVID-19, I am now starting to question a flat fee selling commission vs the traditional MLS 4.5% to 6% real estate commission process. In the Northeast, buyers are utilizing more virtual tours vs personally seeing homes on their first or second evaluation. I am also seeing realtors do less open houses. Has anyone utilized Rex Real Estate (2% flat commission, rexhomes.com)? Any cons? Did this prolong your selling timeline? I have significant trepidation of not putting a house on the MLS, but the savings is tens of thousand of dollars per deal. Thoughts?
