Check out the details below on a cash flowing three bed ranch in Lawrence Township.

The Upsides  on this deal are that the house is in Lawrence Township, it's currently cash flowing with a long term tenant and it's in pretty good shape.

The Downside on this deal (and why it's priced where it is) is because the current tenant is only paying $525 - which is well below the market rate for a house like this of $750 to $800. The current lease ends this coming July.

Our market is very affordable for being a decently large city, which helps Indy offer good cash flow on rentals.

We do business in the greater Indianapolis area, which includes suburbs all around the city - but we 95% of our business is located in Indianapolis.

There are rentals here ranging from low-end single family stuff you can buy in the $20-30k's (that I don't recommend Lol) that will rent for $500 to $600 up to props you can be in all into between $100-200k that rents for $900 to $1800.

Of course there are many exceptions to what I just typed, but that is the range of normal rental props.  There are very high end rentals in trendy areas of down town, as well as in the nicer suburbs.

We typically work in three categories of rentals.

We feel like the D+ to C+ rentals are mostly built around the 1950's and the props can be rent ready for between $40k - $65k with rents from $650 to $850. These are in areas like Lawrence, Warren and Pike township.

There are some B type rentals that are either newer built (1995 and newer) vinyl boxes inside the 465 loop or 1980's built homes in more stable neighborhoods that you can be all into for $60k - $95k with rents in the $800 to $1k range. These are in Washington, Pike and Lawrence township.

Then there are B+ and above props that you can buy in the low to upper $100k's that will rent for $1000 to $1500 that are mostly 1995 and newer built and are in the suburbs surrounding the 465 loop.
