Kevin, I might suggest you look to the west side of Disney in the 4 Corners area. We've sold many short term rentals there with fairly good results. Would this be for you to stay at all or just an investment? You can buy property here without even stepping foot here. No major issues. If you are a foreign national you can also buy no worries with a few strings attached if you want to sell but very much the same. LMK if you need anything else-PM me.

That price point really doesn't exist in Orlando/CF at this time. Even rehabs are closer to 150K for SFR.

I have been an investor and have done leasing residential and commercial, flipping and option contracts. You can work without a license first and then worry about licensing later. There is wayy too much to learn in both areas as they are really different jobs and YES you should look at your RE investment as a job. Being a REALTOR can be expensive depending who you hand your license with. I am RE Broker and have my own Brokerage. In all honesty having a RE license may actually hold you back as now you have certain rules you absolutely must follow. Most successful investors I know are not licensed. Try one or the other but in my opinion to do both effectively is a lot more work than you might think.
