I want to go 100% all in, but I’ve been unemployed since June and started studying and successfully passed my real estate exam in July. Im in PA, and it took over 3 weeks after I passed to actually get my license number. Now it’s September and I’ve been licensed for a little over 2 weeks.

So I’ve been depleting my savings for around 3 months now. I don’t think I can actually make it any longer without finding a job. I have about another months worth of reserves aside.

That’s exactly my issue, I’ve gotten some pretty good leads so far that I am still working. But It’s my second time I had this happen to me in 3 weeks, and I definitely don’t want to be wasting my time, fuel and energy with a lead that has 0 loyalty. Thank you for your input

So I lost my job in June and pivoted to being a full time realtor. Do you recommend finding a full time job or part time job while getting started? I keep seeing my savings decreasing while paying my mortgage and bills, but have no real cash flow right now. 

What would you do in my shoes? I have been working in sales/ project management my whole career since college if that helps

Do any of you make clients sign buyer agency agreements? I got my license about 3 weeks ago and on my very first showing I got screwed over by the uneducated buyer going back to her previous realtor who “she was unhappy with” and used them to put in an offer. I carefully vet each lead I get to make sure they aren’t working with any other realtor, and now I’m dealing with another client that is apparently talking to many realtors, as I found out today from a listing agent when I asked about the property.

All of these leads are coming from zillow btw, the group I joined provides paid Zillow leads which is where I’ve been getting 99% of my activity from so far.

@Javen Bowman you can, although you shouldn’t. There are loans such as usda which are 0% down and also fha which are 3.5%

@Sandy Gabin thank you for the advice. Only issue is being a real estate agent I need at least a years worth of proof of income when applying for a loan. I have only owned my home for a year, so I don’t have much equity other than the work I’ve put into it which I’m not sure how much the value went up from. I used fha for my current property, I would like to buy with a usda loan however given the current market I think I’d have trouble with finding a buyer willing to accept usda when competing with a conventional offer

So I lost my job due to covid and started as a full time real estate agent about 3 weeks ago. I currently own my home, however the original plan was to turn this house into a rental and buy another house this year. Now, with $0 income I am unsure of what to do. I haven’t closed a deal yet as a realtor but I do side jobs in the home renovation field for some income for the time being.

What would you do in this situation? If I sell my home I’ll most likely make out well given the current market, but then what do I do? I don’t have any income to get approved for another property

@Ian Walsh very good point. I guess my questions is more around the efficiency of each method, which I guess can also depend on how you attack it. But I’ve heard that some lead sites similar to redx provide dead numbers
