My thoughts is this: you and your wife both want TIME, your plan is having the units will give you time in the future, which is awesome but what can you do now to gain time with family now?
To help that now and hopefully get your wife on board more is possibly setting limits to when your RE day is over so you know when you will be back with your family. Maybe taking a day “off” from real estate and set it aside for family and life.  
Obviously balance is a big part of real estate and setting boundaries. I would suggest just talking it through and seeing how you can achieve family time while still investing. 
This seems simple but this is coming from my own experience: my husband starting investing in RE prior to me becoming a realtor or listening to BP and I had the most closed mind to this as a conversation wasn’t had about time, goals, and what this looked like. Now fast forward conversations have been had, goals have been set and we are both able to work W2s while investing in RE, property managing and having a life together as well.

Possibly using that as a down payment to house hack while taking advantage of a lower % down doing an Owner Occupied duplex. Live in it while collecting rent from the other side.

I'm an agent as well and have met some investors through in person events and FB groups. I really have found that the more criteria they can give you for their buy box the better. Go through and find the deals on the MLS yourself run their formula and see if it makes sense then send it their way, give them the information they would need like some comps and the ARV if they're flipping.

Tell them upfront that you want to make sure you are bringing them value and will be sending them listings, and let them know if its going to go quick. I've had investors that I will send great deals to and by the time they see it its already contingent. For out of state investors if they want to write and there aren't any photos, I video tour the property and send it to them with info on the big things like foundation, mechanicals, roofing, etc.

We are buying in my area, but inventory is low so finding those good deals for investors has been tough-they go quick! I've found some off market opportunities for clients and have a few future deals I've been eyeing for myself ready to go when the seller is ready.

I feel this- my worse fear would be having the property not work out the way I predicted. I know it can still happen but the system I came up with to help with this fear was running my numbers extremely conservative to begin, if the property still was able to cash flow then It would be a potential purchase with next steps of touring in person to see it. This helped me battle that internal self doubt, but also realize in the worse case scenario the property still works. 

Trust yourself and make the move!

Hey BP community. My names Bridget and I am a active realtor in Milwaukee, WI and gearing up to purchase my first investment property in the New Year. After spending years in Art Education I decided to get my RE license and go part time with teaching. I've learned so much since beginning and happy to have found the BP platform and looking forward to learn, connect, and grow further.
